Richard Kimble

Co‑President and Lead Portfolio Manager

Richard is Co‑President and Lead Portfolio Manager of the Nuveen Global Cities Real Estate Strategy, overseeing strategy, transactions, asset management, financing and operations. Since joining Nuveen in 2007, he has held roles across transactions and portfolio management, including leading US regional investment activity and establishing the firm’s San Francisco office. Earlier, he worked at RER Financial Group, specialising in CMBS due diligence, acquisitions and restructurings. Richard entered the real estate industry in 1999. He holds a BS in Economics from Mary Washington College, an MBA from UNC Chapel Hill, and is a Chartered Financial Analyst® charterholder.

Gracie Coburn

Senior Director and Assistant Portfolio Manager

Gracie is a Senior Director and Assistant Portfolio Manager for the Nuveen Global Cities Real Estate Strategy and has been part of the investment team since the product’s inception in 2018. She leads strategic and tactical allocations, acquisitions, asset management, leverage strategy and investor relations, and serves as a Vice President of the REIT. Gracie commenced her real estate career in 2011 and joined Nuveen in 2013; her prior role focused on Northwest acquisitions and asset management, with a track record of completing more than US$2B in transactions. Based in Denver, Gracie holds a BS in Business Administration, with a major in Finance and a minor in Real Estate, from the University of Colorado.

Ken Kencel

President and CEO

Ken serves as President and CEO of Churchill Asset Management and Chairman of the Board, President and CEO of Nuveen Churchill Direct Lending Corp (NYSE: NCDL) and Nuveen Churchill Private Capital Income Fund (PCAP), Churchill’s publicly registered business development companies. Throughout his over 35-year career in the investment industry, he has accrued a broad range of experience in leading private credit investment businesses, including the Carlyle Group, Churchill Financial Group, Royal Bank of Canada and Indosuez Capita. He was also a founder of the high-yield finance business at Chase Securities (now JP Morgan Chase). Ken graduated with a BS in Business Administration, magna cum laude, from Georgetown University and a juris doctorate from Northwestern University Pritzker School of Law.

Kelli Marti

Senior Managing Director and Head of CLO Management

Kelli is a Senior Managing Director, Senior Portfolio Manager and Head of CLO Management at Churchill. She oversees the firm’s middle‑market CLO platform, including portfolio strategy, asset sourcing, trading and fundraising. As Senior Portfolio Manager, she manages the Nuveen Churchill Private Capital Income Fund (PCAP) and other Churchill vehicles, and serves on the Senior Lending Investment Committee and Operating Committee. Prior to joining Churchill in 2020, Kelli was Managing Director and Chief Credit Officer at Crestline Denali Capital and previously held underwriting and portfolio management roles at Heller Financial and First Source Financial. She began her career at KPMG. Kelli graduated magna cum laude with a BS in Accounting from the University of Notre Dame and earned her MBA with high honours from Northwestern University’s Kellogg School of Management.
